Weston’s tax rate
Updated Oct. 15: the City Commission adopted the fiscal 2027 rate in September.
The city’s operating rate for fiscal year 2027 is 3.5046 mills, according to its adopted budget summary (PDF). That is the rate on the bill mailed Nov. 1, 2026. The city had held the rate at 3.3464 mills for eight years, and says it raised it because of Amendment 3, the property tax amendment on the Nov. 3 ballot. Our story on the new rate has the details.
One mill is $1 of tax for every $1,000 of taxable value, so 3.5046 mills is about $350.46 for every $100,000 of taxable value, up $15.82. Your TRIM notice, mailed each August, lists the proposed rate of every taxing authority and the hearing dates. Florida caps a city’s operating rate at 10 mills, the city notes.
That is only the city’s share. Broward County, Broward County Public Schools, the South Florida Water Management District, a hospital district and others add their own rates. Weston homes on curbside service also pay for garbage and recycling on the tax bill: the city’s garbage service page says the fees are placed on the annual property tax bill.
The whole bill
The Property Appraiser’s millage table lists the combined rate of every taxing authority for each city. Weston has two millage codes, and your tax bill shows which one your home is in.
| Weston total millage | 2021 | 2022 | 2023 | 2024 | 2025 |
|---|---|---|---|---|---|
| Code 3312 | 17.5136 | 17.4687 | 17.7706 | 17.5159 | 17.4429 |
| Code 3313 | 16.3510 | 15.9668 | 16.4336 | 16.2767 | 16.2843 |
Both Weston codes sit at the low end of southwest Broward. For 2025 the Property Appraiser lists Southwest Ranches at 16.8379 mills, Cooper City at 18.7829, Pembroke Pines at 18.8931, Davie (code 2412) at 19.8940, Miramar at 20.0551, Plantation at 20.0675 and Sunrise at 20.4527.

Homestead exemption
If you own your home and it is your permanent residence on Jan. 1, you can claim a homestead exemption through the Property Appraiser. The city’s explainer notes that Florida’s Save Our Homes amendment then caps the yearly increase in a homestead’s assessed value; the current cap is 3%.
- 2027 exemption: the timely filing deadline is March 1, 2027.
- File online with the Property Appraiser.
Buying a home? A sale resets the assessed value to full market value, so do not assume your taxes will match the seller’s. The Property Appraiser has a tax estimator.
How to appeal
The Value Adjustment Board hears disputes over your property’s value, exemptions or classification. It cannot change tax rates; for that, go to the budget hearings listed on your TRIM notice.
- Start with the Property Appraiser. A deputy appraiser will go over how your value was set; contact the office.
- If you still disagree, file a petition with the Value Adjustment Board by the deadline printed on your TRIM notice. The deadline for 2026 value appeals has passed; ask the board about “good cause” late filing.
What this means for you
- Pay in November to take 4% off.
- Check your bill for your millage code: 3312 or 3313.
- New homeowners: file for homestead by March 1, 2027.
