The numbers

Measure, Weston Latest A year earlier Change
Typical home value (Zillow ZHVI), August $719,191 $731,873 down 1.7%
Median sale price (Zillow), July $815,000 $809,000 up 0.7%
Median days to pending (Zillow), August 68 51 17 days longer

The Zillow Home Value Index estimates the value of a typical, mid-priced home, single-family and condo together, adjusted for the season. The median sale price is the middle price of the homes that actually sold in a month, so it swings with the mix of what sold: a month heavy on big single-family homes reads higher than one heavy on condos.

The federal index

The Federal Housing Finance Agency’s all-transactions house price index for the Fort Lauderdale-Pompano Beach-Sunrise metropolitan division, which covers all of Broward County, stood at 548.87 in the second quarter of 2026, up 0.8% from 544.65 a year earlier. The FHFA index tracks repeat sales and refinances of the same homes and includes only mortgages backed by Fannie Mae or Freddie Mac, which leaves out many cash and condo sales. That is one reason it can differ from Zillow’s.

The Census figure

The Census Bureau’s 2020-2024 American Community Survey put the median value of owner-occupied homes in Weston at $695,600. It is a five-year average of what owners say their homes are worth, so it trails the market; use it to compare places, not months.
