Do I need a permit?
The city’s advice: if you are changing a home’s structure, plumbing or electrical wiring, you need a permit, and if a contractor says you do not, call the building department yourself at 954-385-0500. Getting the permit is ultimately the owner’s responsibility.
Work done without a permit carries a penalty of 100% of the required permit fees on top of the fees, the city says on its why permits are required page. If the fees go unpaid, the city can require the work to be removed. Insurers may not cover unpermitted work, and lenders may not finance a sale without proof of a final inspection.
The new $7,500 exemption
A state law, HB 803, took effect July 1, 2026. Under it the city must exempt owners of single-family homes, and their contractors, from a building permit for work valued under $7,500. The city’s exemption page lists what still needs a permit, whatever the cost:
- Electrical, plumbing, mechanical and gas work
- Structural work, which includes railings, pool barriers and fences, windows and doors, siding and soffits, roofing and elevated decks
- Any work on a property partly or wholly in a flood hazard area
You cannot split a job into smaller ones to stay under $7,500. To use the exemption, send the city a written request with a copy of the contract or other proof of the work and its value, on the city’s Permit Exemption Request Form. The same law exempts temporary flood panels and barriers installed by a licensed contractor on homes outside a Special Flood Hazard Area.
Standard and quick permits
Standard permits cover new construction, additions and renovations. The application packet and file-naming rules are on the city’s how to apply page.
Quick permits have a three-to-five business day review when the submittal is complete. The city lists these jobs as quick permits:
| Quick permit jobs | |
|---|---|
| A/C change-out | Pool heater |
| Driveways, walks, patio and pool decks | Pool resurfacing |
| Electrical service upgrade or panel change-out | Re-roof (with Weston’s roof and gas vent affidavit) |
| Emergency generator | Screen enclosure |
| Fences | Shed, pergola or gazebo |
| Garage doors, windows, doors and shutters | Sign |
| New pool | Solar system |
| Water heater replacement | Rooftop equipment (Broward County affidavit) |
Asphalt and paver driveways, underground drainage and water meters are engineering permits under the city code, not building permits; concrete driveways and new construction need a building permit.
Older buildings: the 25-year inspection
Broward County’s Board of Rules and Appeals now requires a building’s first safety inspection at 25 years of age instead of 40, in line with state law. In Weston, owners upload one structural and one electrical report per building through ePermits, with a $99.37 review fee per report, the city’s 25-year inspection page says.
Zoning, site plans and variances
Planning and zoning in Weston is handled by Development Services, provided under contract by Calvin, Giordano and Associates. Director of Development Services Jim Hickey and Assistant Director Mike Miller lead it. Applications for site plans, rezoning, variances, special exceptions, plats, land use plan amendments and parking waivers are listed on the city’s application process page and filed through ePermits. Staff will tell you whether your case must be advertised under the city code.
To check a property, use the city’s zoning, future land use and floodplain maps. They are for reference; for an official answer, ask Development Services.
Who decides
The City Commission, the mayor and four commissioners, “reviews plans for development” along with passing ordinances, the city says. It meets at City Hall, 17200 Royal Palm Blvd., generally on the first and third Monday of each month at 7 p.m. Agendas are on the city’s agendas and minutes page; call 954-385-2000 to confirm a date.
If your home is in a homeowners association, its architectural approval is a separate step from the city permit; the city keeps a homeowners associations page.
What this means for you
